1. General Provisions and Acceptance of Terms

This website, razvanbunduc.ro, constitutes the official presentation platform of the property management and administration services offered by Răzvan Bunduc, Licensed Property Manager according to Law no. 196/2018.

The use of this site, as well as accessing the information presented, implies the full and unconditional acceptance of these Terms and Conditions. If you do not agree with these terms, we ask you to stop using this site.

This document is drafted in accordance with Law no. 365/2002 on electronic commerce and consumer protection legislation (ANPC).

2. Nature of Services and Informational Role

The information on the site (including the description of financial, technical, and legal services) is purely informational and for commercial presentation. The website does not substitute a legal contract signed between the parties.

Property management services for homeowners' associations are provided exclusively based on a Management Contract negotiated, agreed upon, and signed physically or with a qualified electronic signature by the legal representative of the Homeowners' Association (President / Executive Committee) and Răzvan Bunduc. No information on the site can overwrite the decisions made in the General Assemblies of Owners.

3. Intellectual Property

The entire content of the site (texts, structure, images, logos, design, graphical interface elements, and source code) is the exclusive property of Răzvan Bunduc and is protected by national and international copyright and related rights legislation.

Copying, reproducing, distributing, republishing, or modifying the content for commercial or public purposes, without the prior written consent of the owner, is strictly prohibited. The unauthorized extraction of information to generate databases is punishable by law.

4. Limitation of Liability

The operator of this site makes all reasonable efforts to ensure that the information provided is accurate and legislatively updated (e.g., references to Law 196/2018).

However, Răzvan Bunduc does not assume liability for:

  • Any direct or indirect damages resulting from the use or inability to use the information on the site.
  • Decisions made by homeowners' associations exclusively based on texts published on this site, without direct and personalized consultation.
  • Temporary interruptions of the site's operation for technical reasons beyond the operator's control (hosting issues, maintenance).

5. Links to Third-Party Platforms (BlocManager)

The site contains buttons and links that direct users (owners and tenants) to the external management platform BlocManager (or other similar platforms used in administration). This platform belongs to a third-party operator. Authentication, online payment processing, and the security of the data entered there are exclusively subject to the Terms and Conditions and Privacy Policy of the BlocManager platform developer.

6. Disputes and Applicable Law

This document is governed by Romanian law. Any dispute that may arise in connection with the use of this site will be resolved amicably. If this is not possible, the competence to resolve the dispute lies with the competent Romanian courts within the territorial jurisdiction of the Municipality of Bucharest.

According to national and European consumer protection regulations, you have the right to use official support mechanisms:

8. Changes to the Document

We reserve the right to update or revise these Terms and Conditions at any time, without prior notice, to comply with legislative or operational changes. The new version will take effect at the time of publication on the site.
